  • Marriage Certificate (if applicable, for applicants with different last names)

  • Vehicle Registration (if applicable)

  • Lease Agreement Copy signed by all applicants and owners, or Airbnb/Vrbo reservation details

  • Recent Headshot Photo

  • Social Security Number (SSN) (required for screening; Tenant Evaluation does not store this information)

  • Real Estate Agent Information (if applicable)

  • Current & Past Landlord Information

  • Employer Information

  • Personal References (Name, Email, and Phone Number)

  • Vehicle Details (Tag number, make, year, and model)

  • Pet Information (if applicable)

Additional Fees šŸ’°

  • Access Card: $25 per tenant (mandatory for anyone 16 years or older)

  • Vehicle Decal: $10 per vehicle

  • Both fees must be paid before approval and are non-refundable.

  • Occupancy Limits:

    • 2 people per bedroom

    • 1 person per den

    • Children aged 2 and older are included in occupancy limits

Emotional Support & Service Animals 🐾

  • No pets are allowed for short-term leases.

  • Emotional support and service animals are permitted with proper documentation.

  • Applicants must provide a letter from a licensed professional confirming the need for the animal.

  • The letter should be on official letterhead and include the provider’s name, contact details, and license number.

  • No registration fees are required for service animals.

  • The specific condition of the applicant does not need to be disclosed.

  • Accepted professionals who can provide documentation include:

    1. Psychologists

    2. Psychiatrists

    3. Social Workers

    4. Physician Assistants

    5. Nurse Practitioners

    6. Licensed Counselors & Therapists

Vehicle Registration Requirements šŸš—

  • Applicants must submit a copy of the vehicle registration before approval.


Special Notes šŸ“Œ

  • If the lease is processed through Airbnb or another vacation agency, a copy of the approval and lease agreement must be uploaded.

  • All occupants aged 18 and older listed on the lease agreement must apply.

  • Some communities require a credit report.

  • This may include a Soft or Hard inquiry using:

    • Equifax FICO Score 8 Algorithm, or

    • TransUnion FICO 4 Algorithm.

  • If you’d like to know which one your community uses, please contact us.

  • Credit scores you see on websites (CreditKarma, CreditWise, freecreditreport.com, etc.) are not the same as the ones lenders use.

  • Online sites use ā€œconsumer-basedā€ scores (like VantageScore or Plus Score).

  • Lenders—and our application process—use the FICO score, which is the industry standard.

  • For this reason, websites’ scores cannot be used for applications.
